Primary market sales slowed while listings held steady
Fewer sales. Steady supply. That is the short version of what the numbers say right now.
The Real Estate Data Aggregator counted 1,523 homes sold across the Primary market in the three months ending August 31, 2026. That is down 7% from the same three months a year before. At the same time, the National Association of Realtors reported existing-home sales fell 2.0% in August 2026. The slowdown here runs deeper than the national picture.
The Real Estate Data Aggregator counted 2,070 homes for sale in the same period, unchanged from a year ago. More choices, fewer buyers closing. That puts more weight on how a home is priced from day one.
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. Rates that high slow decisions. CNBC reported rates hit their highest level in three years, above 7.5%, in early October 2026.

The national backdrop
The National Association of Realtors reported the national months of supply reached 4.9 months, the highest level in over ten years. The Primary market sits at roughly 4 months across most ZIPs, a bit tighter than the national figure.
Nationally, existing-home sales are still up 1.6% year to date through August 2026, per the National Association of Realtors. The year as a whole has not been a loss. This summer quarter, though, pulled things back.
Realtor.com reported active listings nationally are up 6.7% from a year ago, the fastest pace since February. The Primary market's inventory held flat. Locally, sellers are not flooding the market.
What this means for you
Less churn does not mean nothing moves. The Real Estate Data Aggregator shows 1,470 pending sales in the Primary market during this period. Buyers are still out there.
Pricing sharp from the start matters more when fewer buyers are active. Homes priced right are still closing near list. ZIP 37188 hit 99.9% sale to list. ZIP 37048 hit 99.6%.
One street can read very differently from the ZIP code around it. The numbers above are a starting point, not the whole story for your home.
- The Primary market sold 1,523 homes in the three months ending August 31, 2026, down 7% year over year.
- Inventory held at 2,070, unchanged.
- Rates above 7% are slowing decisions nationally.
- Locally, timing and pricing are doing the heavy lifting.
