Pending sales fell 16.3% year over year, per the Real Estate Data Aggregator. That drop is worth watching. It points to fewer closings ahead, not a collapse, but a slower pace.

Homes are taking longer, and fewer are winning bidding wars

The Real Estate Data Aggregator recorded a median of 63 days on market in ZIP 37075 for the three months ending July 31, 2026. That is 2 days longer than the same period a year before. Not every home sold fast. The share that went under contract within two weeks of listing was 28.2%, down 6.6 points from a year ago.

Only 11.7% of homes sold above list price, down 5.9 points from a year ago, per the Real Estate Data Aggregator. Bidding wars are not gone, but they are much less common. The average sale-to-list ratio still came in at 98.6%, up 0.1 points. Most sellers got close to their asking price, just not over it.

Rates are making buyers careful

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year fixed came in at 6.60%. Realtor.com reported that rates crossed 7% in late September for the first time since January 2025. Higher rates are part of why pending sales have slowed.

CNBC reported that the average contract rate for 30-year conforming loans reached 7.30% last week. That is real money added to a monthly payment. Buyers are doing the math carefully before they commit.

What this means if you are selling in Hendersonville

More inventory, slower sales, and rates above 7%. That combination means pricing and preparation matter more than they did a year ago. The Federal Housing Finance Agency reported that U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are not falling nationally or locally in a dramatic way, but the cushion is thinner.

  • Price to where homes are actually selling, not where you hope they land.
  • The median sale price in ZIP 37075 was $535,000 for the three months ending July 31, 2026.
  • Homes took a median of 63 days to sell. Plan for that timeline.
  • Only about 1 in 9 homes sold above list price. Overpricing carries real risk.
