More choices are back in the Primary market
More homes to choose from. That is the headline for the Primary market this fall.
The Real Estate Data Aggregator counted 406 homes for sale in ZIP 37075 for the three months ending August 31, 2026. That is up 6% from the same period a year ago. Realtor.com reported active listings rising 6.7% nationally, the fastest pace since February. Both trends point the same way: supply is building.
More supply means buyers have more to compare. For sellers, that means pricing and preparation matter more than they did a year ago.
What the numbers show
The Real Estate Data Aggregator shows the median sale price in ZIP 37075 was $545,000. That is down 0.7% from a year ago, a small dip, not a collapse. Prices are holding close to where they were.
Homes sold faster than a year ago. The median days on market was 60, two days shorter than the same period in 2025. Not every home sold quickly, but the middle of the market moved.
Still, fewer homes closed. The Real Estate Data Aggregator counted 295 sales, down 15.5% from a year ago. Pending sales fell 13.7% too. Buyers are active but selective.
Rates are adding to the pause
Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. The 15-year averaged 6.73%. CNBC reported rates hit their highest level in three years, above 7.5%, in early October. That cost is real, and it is slowing some buyers down.
The National Association of Realtors reported the national months of supply reached 4.9 months, the highest level in over ten years. ZIP 37075 sits at 4.2 months. Local supply is growing, but it has not caught the national pace yet.
What sellers should know
The Real Estate Data Aggregator found that only 11.2% of homes in ZIP 37075 sold above list price. That is down 6.9 points from a year ago. Bidding wars are not gone, but they are much less common.
The average sale came in at 98.4% of list price, down just 0.1 points from a year ago. Sellers are still getting close to what they ask. The key is starting at the right number.
The Real Estate Data Aggregator also shows that 25.5% of homes went under contract within two weeks of listing. That is down 3.1 points from a year ago. A quarter of homes still move fast. The rest...
What buyers should know
More homes for sale and 4.2 months of supply means buyers have real options now. The Federal Housing Finance Agency reported U.S. house prices rose 0.3% month over month in July 2026. Prices are not falling away nationally.
Realtor.com noted homes nationally are spending one fewer day on the market than a year ago. In ZIP 37075, the Real Estate Data Aggregator shows the same direction: 60 days median, two days shorter than last year.
