More choice is showing up in Hendersonville

More homes are sitting on the market in Hendersonville. That is the one fact that changes what you should do right now, whether you own or are looking to buy.

Fran Marcou has been watching the numbers in ZIP 37075 through the three months ending August 31, 2026. Here is what the Real Estate Data Aggregator counted, and what it means for you.

Supply is up. That changes the room buyers have.

The Real Estate Data Aggregator counted 406 homes for sale in ZIP 37075. That is up 6% from the same period a year ago. Months of supply rose to 4.2, up 0.8 months from last year. Buyers can compare more options before they write an offer. Sellers have more competition sitting right next to them.

The National Association of Realtors put national inventory at 1.60 million homes in September 2026. Hendersonville is moving in the same direction as the country.

Prices held, but the edge shifted a little.

The Real Estate Data Aggregator put the median sale price in ZIP 37075 at $545,000 for the three months ending August 31, 2026. That is down 0.7% from the same months in 2025. A small dip, not a drop. Prices did not fall out of bed.

Homes sold for an average of 98.4% of their list price, down just 0.1 points from a year ago, per the Real Estate Data Aggregator. Most sellers are still getting close to what they asked. But the share of homes that sold above list price fell to 11.2%, down 6.9 points from a year ago. Bidding wars are less common now.

Homes are selling, but fewer of them.

The Real Estate Data Aggregator counted 295 homes sold in ZIP 37075 for the three months ending August 31, 2026. That is down 15.5% from a year ago. Pending sales came in at 302, down 13.7%. Not every home is finding a buyer quickly.

The median days on market was 60 days, actually 2 days shorter than the same period last year, per the Real Estate Data Aggregator. So the homes that did sell moved at a reasonable pace. The ones that did not sell are adding to that inventory count.

Rates are adding pressure on top of all this.

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68%. Realtor.com listed the average mortgage rate at 7.40% on October 22, 2026. Those numbers slow decisions. They help explain why fewer homes are going under contract.

Only 25.5% of homes in ZIP 37075 went under contract within two weeks of listing, down 3.1 points from a year ago, per the Real Estate Data Aggregator. Quick sales still happen. They are just less automatic than they were.

The National Association of Realtors reported 3.99 million existing-home sales nationally in September 2026. Prices nationally were up 1.3% from a year earlier. Hendersonville's small price dip of 0.7% sits close to that national picture.

In short
  1. ZIP 37075 has more homes, slower sales and steady prices through the three months ending August 31, 2026. Sellers still get close to list.
  2. Buyers have more time and more choices.
  3. Rates above 7% are part of why the pace slowed.

One more thing. These are ZIP code numbers. One street inside 37075 can read very differently from the whole. I'm Fran Marcou, and "knowing your street" is how I work.
