More choice is showing up in Hendersonville
More homes are sitting on the market in Hendersonville. That is the one fact that changes what both buyers and sellers should do right now.
The Real Estate Data Aggregator counted 406 homes for sale in ZIP 37075 for the three months ending August 31, 2026. That is up 6% from the same months in 2025. Realtor.com reported for-sale listings across the U.S. were growing by nearly 7% for the week ending October 10, 2026. Hendersonville is moving in step with that national shift.
More choice can ease the pressure to rush. It also means sellers need sharper pricing to stand out.
What the numbers say for the three months ending August 31, 2026
The Real Estate Data Aggregator shows the median sale price in ZIP 37075 was $545,000 for the three months ending August 31, 2026. That is down 0.7% from the same period in 2025. A small dip, not a collapse. But it is worth noting.
Homes sold dropped too. The Real Estate Data Aggregator counted 295 homes sold, down 15.5% from a year before. Pending sales were 302, down 13.7%. Fewer closings with more homes listed means buyers have room to be choosy.
Pricing and speed
The Real Estate Data Aggregator put the average sale-to-list ratio at 98.4% for the three months ending August 31, 2026. That is down just 0.1 points from a year before. Sellers are still getting close to their asking price, on average.
But the share of homes that sold above list price fell. The Real Estate Data Aggregator counted 11.2% of homes selling above list, down 6.9 points from a year before. That kind of shift tells sellers the days of easy bidding wars are quieter now.
The Real Estate Data Aggregator shows 25.5% of homes went under contract within two weeks of listing. That is down 3.1 points from a year before. About 1 in 4 homes still moves fast. The rest take longer, which is why presentation and price matter more now.
The rate picture
Freddie Mac put the 30-year fixed mortgage rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%. Realtor.com reported rates surged above 7% for the first time since January 2025. That affects what buyers can afford, which in turn affects what sellers can ask.
The National Association of Realtors reported existing-home sales across the U.S. reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes. Prices were up 1.3% nationally. Hendersonville's median is above the national median listing price of $415,000 that Realtor.com reported for the week ending October 10, 2026.
What this means for you
Fran Marcou has watched this market through many cycles. More supply is not bad news on its own.
I say it this way: "The right home, priced right, still sells." The Real Estate Data Aggregator shows the median days on market in ZIP 37075 was 60 days for the three months ending August 31, 2026. That is actually 2 days shorter than a year before. Well-priced homes are not sitting forever.
But 4.2 months of supply, up 0.8 months from a year ago, tells us buyers have more to look at. A home that is priced a little high or needs work will...
- More homes are for sale.
- Fewer are closing.
- Prices are nearly flat.
- Homes that are priced right are still selling in about 60 days.
- One street in Hendersonville can read very differently from the ZIP code as a whole.
- Your block may be moving faster or slower than these numbers suggest.
