More choice, fewer deals in the Primary market

Fewer deals got done. That is the one fact that changes what a seller should do right now.

For the three months ending August 31, 2026, the Real Estate Data Aggregator counted 295 homes sold in ZIP 37075. That is down 15.5% from the same months in 2025. At the same time, 406 homes were for sale, up 6%. Buyers have more to look at. Sellers have more competition.

The Real Estate Data Aggregator put the median sale price at $545,000 for that period. That is down 0.7% from a year before. Prices dipped a little, not a lot. But the direction is worth watching.

Sellers are still close to list price, but the cushion is thinner

The Real Estate Data Aggregator found that homes sold at 98.4% of list price on average. That is down just 0.1 points from a year ago. Most sellers got close to what they asked. Not every home sold fast, though.

Only 11.2% of homes sold above list price, according to the Real Estate Data Aggregator. That is down 6.9 points from the same period in 2025. A year ago, bidding wars were more common. Now they are the exception.

The national picture adds context

The National Association of Realtors reported that inventory reached 1.60 million homes nationally in September 2026. Existing-home sales hit 3.99 million units that same month. The National Association of Realtors also noted existing-home prices rose 1.3% year over year nationally. ZIP 37075 saw a small dip instead.

Freddie Mac put the average 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year rate averaged 6.60% that same week. Rates above 7% slow decisions for buyers and sellers alike.

Realtor.com reported active inventory across the U.S. was up 8.0% year over year, and the national median listing price stood at $414,000 for the week ending October 24, 2026. The Primary market's median sale price of $545,000 sits well above that national figure.

What this means if you are selling

The Real Estate Data Aggregator counted 386 new listings in ZIP 37075 for those three months, up 2.1% from a year before. More homes are coming to market. Buyers can compare more carefully. Pricing right from the start matters more than it did.

Only 25.5% of homes went under contract within two weeks of listing, the Real Estate Data Aggregator found. That is down 3.1 points from a year ago. Quick sales still happen.

Fran Marcou, Realtor with RE/MAX Choice Properties serving Hendersonville, Gallatin and Middle Tennessee, says her goal is simple: "My clients deserve clarity, not guesswork."

The Real Estate Data Aggregator also counted 302 pending sales for the period, down 13.7% from a year before. The pipeline is thinner. That means the homes that do go under contract are the ones that...

In short
  1. ZIP 37075 has more homes for sale, fewer closings and a median price of $545,000 for the three months ending August 31, 2026. Sellers who price carefully and prepare well are still closing near list.
  2. The market is not stopped, just more deliberate.

One street can read very differently from the whole ZIP code. A block with fewer listings, or a price range with more buyers, can move faster than the overall numbers suggest. Your specific address tells a different story than a ZIP-wide average.
